The real estate sector is a well-known and important sector, covering four areas: housing, retail, hospitality, and commercial spaces.

In India, its growth is closely linked to businesses and demand for office and housing spaces. The sector is also the second-largest employer in the country, after agriculture.

Despite the strong growth prospects of the real estate sector, Hemisphere Properties, a Government of India enterprise engaged in the management and development of surplus land assets, has faced challenges recently.

Its share price has declined by over 19% in the past month.

Recently, its share price drew attention as it declined today, raising concerns among investors.

Land Auction Failure

Shares of Hemisphere Properties declined after a key land auction failed to attract a single bid, dealing a blow to the company's much-anticipated asset monetisation plan.

According to the stock exchange filing dated 3 October 2025, the company's e-auction for the Bopkhel land parcel concluded without any bids being received.

Hemisphere Properties' e-auction for its Pune land parcel was held from 1 October to 3 October, 2025.

Approval was granted by the Collector, Pune, Maharashtra, as per the letter dated 26 September 2025, upon payment of Rs 1.3 billion (bn), subject to the terms and conditions stipulated therein.

This parcel in Bopkhel is a part of a larger 524-acre land bank spread across key areas in the Pune Metropolitan region, including Dighi, Kalas and Bhosari.

According to the company's annual report, Bopkhel was expected to be a key step in unlocking value from the company's non-revenue-generating land holdings.

Management has positioned the Pune auction as a cornerstone of its strategy to transform idle assets into income-generating properties. However, the auction received no bids, shaking investor confidence.

This may be a key factor contributing to the decline in Hemisphere Properties' share price.

According to IBEF, India's real estate sector is poised for strong growth, projected to expand at a CAGR of 9.2% between 2023 and 2028.

The Union Budget 2025-26 has further boosted the sector by announcing tax relief on two self-occupied properties (earlier only one was exempt) and raising the TDS threshold on rent from Rs 0.24 million (m) to Rs 0.6 m.

Further, in the long term, the sector could reach a market value of US$ 5-7 trillion by 2047, with the potential to exceed US$ 10 trillion.

Amid this promising backdrop, Hemisphere Properties India stands well-positioned to benefit.

With its diverse presence across property development, leasing, and real estate consultancy, the company is likely to gain from rising property valuations, expanding urban demand, and government-driven housing incentives.

How Hemisphere Properties Share Price Has Performed Recently

In the past five trading sessions, Hemisphere Properties shares have declined 14.1%, extending their monthly decline to 19%.

Over the past six months, the share price has surged 26.4%.

The stock touched its 52-week high of Rs 199.8 on 18 October 2024 and a 52-week low of Rs 109.3 on 07 April 2025.
